Description

Cloth Workers Barn is an outstanding barn conversion, set in the grounds of the The Cloth Hall, a 15th century yeoman’s timber hall house, and has been transformed into a modern space full of vibrancy and elegance, yet retaining its grand features. The property now boasts a spacious open plan living area with underfloor heating and a beautiful kitchen which is both stylish and functional. Large floor to ceiling windows letting natural light flood in, a woodburning stove and a dining table with plenty of room for everyone to sit around.  The property sleeps up to 6 guests in 3 bedrooms, each with their own TV, en-suite shower room and fluffy robes.  In addition, the master bedroom has a majestic freestanding Catchpole & Rye Le Bain de Bateau. Each room has been beautifully themed, using natural tones and wallpapers depicting nature, all adding to the calmness of the decor. Outside the property has its own terrace garden, screened using beech hedging and guests are free to wander round the owners’ large garden and vegetable patch where you ‘can pick your own’ from a seasonal selection.  The owners offer the use of their pool, which can be used by all guests by arrangement. The chocolate box village of Smarden is a stone’s throw away with three local pubs. 

Shop: 3.4 miles  Pub: 0.2 miles  Coast: 22 miles.

In the grounds of The Cloth Hall there are two other small cottages, each sleeping 2, Weavers Cottage AS272 and Spinster’s Nook AS273.  All 3 properties can be booked as a group to sleep 10 guests but not suitable for hen or stag groups.

Ground Floor:
Entrance into the open plan living area with stone effect porcelain flooring and underfloor heating throughout

Living Area: 2 large sofas, coffee table, wall mounted Smart TV, a rug and a bookcase
Dining Area: Large dining table which can seat up to 10, wood burning stove and large floor to ceiling windows
Kitchen: Fitted kitchen with marble worktops, a 2 door Aga plus induction hob and electric double oven, microwave, large fridge, freezer, 2 wine fridges, dishwasher, washing machine, quooker tap supplying boiled and filtered water, Nespresso machine. There is also a breakfast bar with high backed stools

Garden:  Beech hedge enclosed courtyard with garden furniture, charcoal built-in barbecue. Shared seating area around a communal cooking fire pit. There is use, by arrangement, of the owners’ pool (heated May to September and the general rule of use is guests from 9.a.m. until 2.p.m. weekdays and 9.am until 1.p.m. on weekends). Please note there is an unfenced pond in front of the property
Heating: Underfloor heating on the ground floor, wood burning stove, radiator in the master bedroom
Parking: Private parking for 2 cars
Notes: Due to the setting of the property babes in arms are welcome but no children under the age of 12 years. Please bring your own travel cot.  Unlimited WiFi, with up to 70mb

Out and About:
Smarden is a small picturesque village with 3 pubs, butchers and vintage shop and art gallery.  Local shopping can be done in Headcorn which is 3.5 miles away and there is also a mainline station there.  Close by you can explore Sissinghurst Castle and Gardens, Leeds Castle and Bodiam Castle.  There is a golf club at Chart Hills and fishing lakes at Cackle Hill.  Historic Rye is 19 miles away, Camber Sands is just a few miles further along the coast.  The Kent and East Sussex Railway is in Tenterden, which is known as the Jewel in the Weald locally, with lots of independent shops, restaurants, cafes and pubs.  There are vineyard tours and tastings at Chapel Down in Small Hythe and Hush Heath in Staplehurst.
